Sales tips from Kasper & Kent: "Don't lose sight of the certificates and information."

As an owner, you may be aware that nowadays selling a property involves numerous obligations regarding certificates and mandatory information that must be advertised when selling a house. Prospective buyers are increasingly prioritizing these aspects and thoroughly researching the administrative status of a property.

In addition to the mandatory information and searches that must be included in your advertisement (energy performance certificate, flood risk, urban planning status, etc.), it is advisable as an owner to prepare a complete sales dossier containing all the certificates and information needed to finalize a sale agreement with a prospective buyer. This not only prepares you for any questions from potential buyers but also helps avoid administrative fines for failing to comply with information disclosure requirements.

Furthermore, keep in mind that administrative searches must always be recent, so you cannot use the documentation you received when you purchased your property. This information is outdated. At the signing of a preliminary sales agreement, all required information must be present. Given that some information can take several weeks to obtain, it is important to start the necessary searches in a timely manner.

Additionally, as a seller, it is advisable to consider certain certificates from the buyer's perspective. For example, while it is not legally required for an electrical installation to be compliant, there is an obligation to provide a certificate indicating the degree to which the installation meets the standards. However, many buyers may be reluctant to purchase a property with an electrical installation that has violations. Therefore, as an owner, it is often wise to bring the installation into compliance and provide a conformity certificate if the cost is reasonable. Be open to the expectations of buyers and incorporate such expectations (compliant electrical installation, etc.) into negotiations.
