On the Zimmo website you can read that from 1 January 2022 your mortgage loan will no longer be based on the amount you are willing to give for the property, but on the estimated value of that property. If you offer more than that value, you may have to pay the difference yourself. To make the right estimate for your loan, your bank will look for similar properties in the neighbourhood and compare specific characteristics and data with the information about your dream home. If these are not available, the bank can also ask you to hire an appraiser at your own expense.
