What is a syndic?

A syndic is the person who takes on the management and representation of a co-ownership (e.g. an apartment building. This only concerns the management of the common parts of a building such as garden, corridor, elevator, roof, etc.). A syndic guides the society in a co-ownership in the right direction, as it were.

A syndic can be either a professional syndic (a syndic recognized by the IPI) or a non-professional syndic (e.g. one of the co-owners). Both professional and non-professional syndicators are required to have liability insurance and must be registered with the Crossroads Bank for Enterprises (CBE).

Is it compulsory to appoint a syndic?

When an apartment building consists of two or more entities, it is mandatory for the general meeting to appoint a syndic. There are only 2 exceptions:

- If 1 person owns the entire building then there is no need to appoint a trustee

- If the "nature of the building" justifies it and all the co-owners agree, a syndic does not have to be appointed either (for example, in a very small building).
